TIPS FOR SECURING YOUR RENTAL PROPERTY

  • Do as much research as you can and develop a shortlist of properties that interest you and are within your budget - this will save you valuable time in the inspection process Include asking agents to send you email alerts on properties within your selection criteria and price - this way you might get to see properties before they are listed on the internet and agents rental lists
  • Obtain application forms as early as possible from agents in the area you are looking for a rental property and complete them fully and neatly - that way the agent has all your details on file to submit to the landlord immediately when you decide which one you want to rent
  • When using internet property searches , click the " surrounding areas " button , as you might find the right property a few streets into the adjoining suburb that matches your selection criteria
  • Use as many good references from real estate agencies that you have rented through in the past , as agents like references from their colleagues in the industry
    Also ensure that all your referees are contactable by letting them know that you are providing their names and contact number as references
  • Apply for as long a rental term as you possibly can - landlords and letting agents generally like longer term rentals as perceived security on their investment
  • Try to get mid week or private inspections - this way you can be ahead in the queue of most people who might only be available on weekends for viewing at open times
  • Present yourself dressed neatly for inspections , and remember to respect the property whilst viewing - do not bang doors or drawers and keep children well behaved
  • It is always a good idea to be able to pay the first month's rent and the bond money immediately - that can often secure the deal for you ahead of other applicants
